Hi All,

This could be an interesting one...

If you are considering buying a previously used home which has a porch or a side extension, there are one or two things you may like to consider.

  • In general, although not always, porches are allowed subject to the park owner's permission, 1 metre by 2 metres long, with NO door, without planning permission.  Without a door, they remain a porch, a shelter.  With a door, they become a usable room and require planning consent.
There are some used park homes coming on to the market which have had side, rear, front or all 3, extensions built on them.  Even though some may have had planning consent to do this by an ill advised planning officer, it must be remembered that the definition of a 'mobile home' is no more that 65ft long by 22ft wide in no more than 2 parts.

In order to comply with site licence conditions, the park owner may only site mobile homes/park homes built to BS3632 and these extensions would remove them from that classification in most cases.

Just a couple more points for you to think about if you aren't buying new.

They have changed the law havent they all new porches fitted need planning permission but they are saying you musnt have 2 front doors only one so if you have a door on the porch you have to take down your front door.
When I have my front door open it does become cold in the passage as the porch isnt double glazed so i would hate to take the door off and if I leave it then you cant have a door on the porch so its open to all the weather --why have they made this rule?surprisesadsadsad

So where can I read about these regulations?
Is there a site on the internet laying out these rules?

Our Park home manager has a copy but when you get Planning permission to have a porch it is in the writings there

Hi There My neighbour said that it is the Planning rules at the Council Office and she put her plans for her porch for approval and thats when they said that she can go ahead but can only have one door. 
So she took her front door off and had one fitted on the porch and then they approved the plans.
She said to phone the Planning Permission Dept and they will tell you.

I was looking more for the link to the rules as laid down by government not some third party who appears only to be interested in London. This is actually a Ltd company selling a service, not a government agency.

Do these new rules (Oct 2008) apply to Scotland?

Hi Cressfield

I'm on holiday at the moment, so can't look up to make sure, but I think they are in Model Standards for Site License Conditions, which is something published by Government for Local Authorities to take heed of, but not necessarily adhere to everything. I will see if I can find what I am looking for on the web over the weekend. If I can't, I'm back in the office next Wednesday and have a look again.

You have to go to your Local Council and in the planning Office they have the rules.

A porch or extension can offer additional space for growing families or as an enhancement to the front of your home.

If you extend the home you will take it out of the definition of a caravan. You cannot extend a home remaining within the definition of the Act, that is, in no more than two parts, no wider than approx 22' and no longer than approx 65'.

A porch may not extend into the minimum distance of 6 metres between homes and more than by one metre.
