Hi I am going to buy a second hand park home but can only find one company who carries out surveys which is Subject to Survey and therefore have the monopoly on charges.  Does anyone know of any other company carrying out surveys on park homes.  The park home I am going to buy is in Northumberland.

I googled 'park home surveys' and the firs three came in in the search and Phoenix are already on the Park home Living website.Regards

Hi Ed.
I have been told today that as my park home is less than 10 years old I don't need a full structural survey as it is covered by the 10 year gold shield warranty - is that right?

Hi Maureen,

If your park home was say, eight years old, the Gold Shield Warranty would only cover the structure. Take a detailed look at the Gold Shield page on Park Home Living.

Let's take an example I had on a park I used to own. The home for sale was, if I remember, about seven years old. (It doesn't matter really, because the same would apply at any age.) We advised a survey to be carried out and the surveyor found that the outgoing resident had tried to save some money by doing some additional electrics himself and had done the wiring, well, shall we say, not how they should have been and sparks were quite literally flying!

Another had grown shrubs and climbers on and against the side of his home, which is definitely not recommended and considerable damp was found on the wall behind it.

None of this would have been covered by warranty and as far as the electrics went, maybe not insurance either.

If you were buying a traditional 'bricks and mortar' home, the mortgage company would want some kind of a survey done at any age and the same sensible decision should really apply to park homes as well.

So I'm afraid what you were told today wasn't correct.

I do not know why you wouldn`t survey the structure as you are paying for a full survey so should expect to recieve a full survey in all fairness the structure is the most important part!
