Selling Our Parkhome

If we have always been allowed to sell our Parkhomes through Estate Agents can an owner change this and say we have to give them 3 months to sell it and then if it isnt sold in 3 months, then we can go to a Estate Agent.
Also can they ask a neighbour on the park to be the agent for then to sell the home ie show people around the property etc etc.
If they do this can we put it in our will that we do not want a neighbour to be their agent.
As I would be devastated if this neighbour was in my house and so would my family.

I  cant  see  this  can  happen  dragon....I  know  the  site  owner  approves  the  new  owner....but  selling  is  ur  business..as  for  asking  a  neighbour ... if  that  were  true  Id  purchase  a  gun,..surely  every  tom  dick  or  harry  would  be  tresspassing,  hope  you  get  this  sorted  dragon....bloody  rogue  site  owners  Id  burn  the  lot  of  them ...........tc  evergreen

Thanks as this is only a rumour that a meeting was held by the owner and employees  yesterday to disguise  this and then told to a lady who has just sold hers through an Estate agent,I have to wait until it is writing. which will be soon with the increase in rent.
When I have it in writing we can then fight it as a lot of residents will be annoyed.

Hi Dragon

A park owner has no right to dictate to you how, when and where you should sell your property. To tell you that you must give him a chance to sell for the first three months is called a ' restrictive practice' and the Office of Fair Trading would welcome your phone call, or even the Trading Standards Officer at your Local Council.

I must be honest and say that I can't see the point of the Park Owner saying this to you, unless he intends to charge an additional Estate Agency commission on top of the 10% he is entitled to.

You may go direct to an Estate Agent the moment you decide to put your home on the market, or you can even advertise through Park Home Living's website as many do!

They also have absolutely no right to tell you that they will appoint a neighbour as an agent. In fact, under the new legislation not even the park owner has a right to come on to your plot without a written request. Please click on the attachment, which is the Government's Park Home Factsheet on Resident's Rights and Obligations. Once you have done this go to Page 11 and read - Owner's right of entry to the pitch.

One more question to ask and once again only a rumour but I know its being written in the Rent letter that will be delivered to us soon.

When we came on the site in 2000 they allowed us to Park our Motorhome as long as we had it in the visitors car park and we could park our car in the residents car park.
Then there was a proposal that we might be charged for the M/Home.
They dropped this idea when we gave our car away and the manager said as the motorhome was our only vehicle then they wouldnt charge us.
Then I became terminally ill and my husband asked if we could have a car again for the trips to hospital and the Manager agreed. Now the new Manager to be has told a neighbour we will have to pay rent for parking the Motorhome. 
My question is if they charge us for the second vehicle should they also then charge everyone for their second car (as many have 2 or even 3 cars.)
Im beginning to dread this years letter as they seem to be changing so many things to raise more profit for themselves!!!

On the park home site where I live, the site owner allows one vehicle per unit, and charges £5-00 per week for a second car.   I don't know if this is legislated by local authorities/central government, but it certainly seems to happen on a lot of parks.
 
Just out of interest Ed, where does this 10% selling commission to the site owner originate?   Do you know if it has ever been challenged.   Just seems a little unfair that you pay an Estate Agent to provide you with potential purchasers and then have to look to giving away 10% of the eventual selling price to the park owner who really has done nothing to earn it, other than give permission for you to sell it to a particular person!

The actual wording is "up to 10%" but of coarse they all seem to take the 10%.

As for £5.00 for parking a second car that seems very fair IF it applies to all Residents with a second vehicle.

Is the 10% more for Administration fees? rather than a selling commission.
