Landlord Cerificate

Our site owners head office said that we need a landlord certificate after looking on the net i found out what it means,its a certificate that a landlord has to produce to tenants who are renting

I explained this to to the company secretary and she said its because we rent the land of the owner,so i said HE should pay for it if thats the case....she paused for a bit and said i have to get one

What she said its to do with the gas bottles checked i said we already supply you with a boiler service certificate...and after 5 years a electric certificate i got nowhere with this arrogant women who is always right

So i phoned up British Gas who service our boiler, and who done our electric certificate cost £90 and they could not understand what i was on about they said the same its the site owners responsability after a lot of hastle of the secretery

 I got British Gas to check my gas bottles cost £25 sent to head office who did not reply to me the only time they phone is when they want something

On one of my travels round the site i was talking to this lady i call her the roving reporter i told her about it knowing she woul ask all the people she knows and at least 12 ofthem new nothing about it and they al live in old park homes some of the caravns 30 years old with pitched roof on them

As anybody heard of this Landlord certificate

Hello  mossy   I  have  never  heard  of  this, but  find  it  interesting,  maybe  Ed  will  know , being  in  that  line  of  things,  sounds  like  a  money  maker  to  me,  do  you  own  your  home  mossy ? hope  you  get  this  sorted  out .     evergreen

Evergreen yes i own my place,the gas fitter who came said that he had heard of it before i hope Ed can shed some light on it

The company secretary said its to protect me neighbours fro gas explosion,that only works if every body has a certificate which aint the case,the secretery is a black country girl and you cant get a word in properly and as i said she thinks she is right all the time

Im in contact with the housing officer down here i made him pay the site a visit because no officer had been on site in 6 years

He made them put up road signs,road markings. ect and he checked all the park homes for distance between them approx 20 foot apart because some one complained that theres was not it was 17 foot but nothing was done about it,he also said that all wooden decking had to have fire retardent paint on or be removed nothing was removed or painted,as i said before i feel like a second class citizen living in a park home as soon as the council offer me a two bedroom bungalow im out of here,so far been offerd 3 one bedrooms lovely ereas

Hello  mossy, We  have  problems  here  much  the  same, and  nothing  gets  done, I  tried  the  council  but  they  feel  my  home  is  sufficient  for  my  needs  so  no  joy  there ,  Im  just  bideing  my  time ,  nothing  lasts  forever, one  day  he  will  bite  the  dust,  all  I  want  is  to  be  here  to  see  it...................my  site  owner  on  seeing  my  parkhome  law  book  once  commented  " that  isnt  worth  the  paper  its  written  on "  I  now  feel  he  was  right,  tc  mossy ............evergreen

Hello all

If the Park Owner was renting out park homes (not just the plot), much the same way as a landlord who rents out traditional bricks and mortar property, as opposed to selling them, he/she would be required by law to provide a landlord's certificate each year for gas and electric safety. You are not required to produce one, because you don't rent your property out.

The Gas Safety Check Certificate may only be done by a Corgi Registered Gas Fitter and the Electric Certificate done by an electrician registered with NEICIC, but as you don't need to produce one I offer this information in case you want to go back to the Park Owner.

I do indeed.

You aren't a Landlord.. I have not heard of anything like this before and I've been in the industry for 42 years. 35 of which as a Park Owner (one of the nice ones!)
