Who is responsible for concrete bases?
We are trying to buy a second hand park home via an estate agent and have noticed that the concrete base is cracked - is it the park site owner's responsibility to repair it or would it be up to us.

It is the park owner's responsibility. However, beware there could be a dispute if the home is of a good age and has been refurbished, had a tiled roof added, increasing its weight considerably. When you have your home surveyed, ask the surveyor to check out the base as well for his opinion.You might want to walk away.

Thank you for your reply. The home always had a tiled roof, it is a single unit, approximately 27 years old. The only modifications it has had are double glazed windows. Any further advice?

Not really, as I said, get the surveyor to check the base out as well as the home. Obviously, the crack is visible and you should really weigh up the pros and cons of making the decision whether or not to buy on the advice of the surveyor. If he feels that the safety of the home is likely to be compromised in the near future and you still want to purchase you should talk to the park owner. Maybe the surveyor might do that on your behalf.
It is difficult to say anymore without photos. Normally a home is bricked in as well. Under those circumstances it probably wouldn't be visible, but could still be a problem.
